Job description:
Cubework is hiring a Senior Maintenance Manager/Supervisor to lead property maintenance for our East Coast locations, including Georgia, South Carolina, Pennsylvania, Tennessee, New Jersey, and Virginia.
This person should have extensive direct experience with general building maintenance and preventative work. Must have experience and complete knowledge of all processes regarding permits, business licenses, certificates of occupancy, and work with zoning, planning, building, and fire department compliance. They must have advanced knowledge of electrical, plumbing, welding, loading dock repair, and other systems common in warehouse buildings, including:
• HVAC systems
• Electrical panels and lighting systems
• Plumbing and water heaters
• Roll-up and overhead doors
• Fire alarms and sprinkler systems
• Loading docks and dock levelers
• Security systems (CCTV, access control)
• Racking systems • Roofing and drainage
• Building automation and smart controls
• Emergency power systems (generators, backup batteries)
They will manage all current facilities, property associates and assigned maintenance staff. Re-train existing team members, and substitute as needed. This role works closely with our Project Manager, Project Coordinator, Business Development, and Accounting teams to keep building operations running smoothly and in compliance. This role requires travel every 2 weeks to support properties across multiple sites or as required.
Key Responsibilities
Maintenance Oversight
• Lead daily maintenance tasks, repairs, and preventative maintenance schedules.
• Ensure all building systems are functioning safely and efficiently.
• Respond quickly to maintenance emergencies.
• Oversee contractor and vendor work on maintenance-related projects.
• Maintain records of repairs, inspections, and completed work.
• Log and store all maintenance records and work history using Yardi and our cloud system.
• Follow up and maintain timeline assignments for all assigned staffing.
• Follow up on financial aspects of project and/or repair monitoring
• Maintain a safe and secure environment.
• Submit weekly updates and reports to immediate Supervisor or as needed
Compliance & Permitting
• Handle business license submittals and renewals in conjunction with our Project Coordinator and guide full process until completion
• Manage certificate of occupancy requests and follow-up.
• Work directly with local planning, zoning, building, and fire departments to ensure compliance.
• Schedule and perform inspection walk with city and state agencies
• Review and understand building plans, codes and fire requirements that apply to Cubework properties for full compliance
• Support the Project Coordinator in reviewing architectural and contractor submittals for code compliance.
Team Leadership
• Supervise, train and support all facilities staffing and property associates in East Coast land/or assigned locations
• Train and educate existing maintenance team members to ensure quality and compliance.
• Hire new staff when needed to meet property demands and expectations
• Train team members on safety, procedures, and preventive maintenance.
• Create maintenance checklists and schedules for each property.
• Monitor performance and maintain quality control.
Cross-Department Collaboration
• Work closely with the Project Coordinator to provide necessary documents and support for city permits and approvals.
• Collaborate with the Business Development team to prepare properties for new tenants and ensure all compliance needs are met.
• Support the Business Development team in the review, approval, and selection of contractor bids.
• Work closely with the accounting team to ensure financial responsibilities and goals are met.
What We’re Looking For
• At least 3 years of experience in building maintenance, commercial real estate, or construction.
• Strong knowledge of commercial warehouse systems and preventative maintenance. • Familiar with zoning, building codes, permitting, and occupancy requirements.
• Experience working directly with local planning, building, and fire departments.
• Strong leadership and people management skills.
• Expert with using Microsoft Office, Google Workspace, and Yardi or similar property management tools.
• Organized, dependable, and self-driven.
• Have ownership mentality in performing tasks, assessments and processes.
• Open availability to perform business related tasks
• Must be self-motivated and able to multi-task
• Local and regional travel requirements are necessary to maintain and perform managerial duties.
