You have an "Option" to terminate this Lease before the end of the Term by paying an "Option Fee", which is equal to one month's Rent plus any Rent exercise this Option, and you agree to pay the Option Fee, by either (A) summitting a written notice to us at least thirty (30) days before you wish to move-out ("Early Move-out Date"), or (B) vacatiing the Premises at any time before the end of the Term.
1. The Option Fee may be deducted, at our discretion, from Security Deposit. You must continue to make Rent payments when dye, up until the Early Move-Out Date.
2. Liquidated Damages : The Option Fee shall constitute liquidated damages under California Civil Code Section 1671 for your early termination of this Lease begins, and on the nature of this Lease, it is impracticable or extremely difficult to fix the actual damages sustained by us for your early termination.
